What Decides the Right Replacement Tap

A mixer blends the hot and cold streams at one spout, while separate taps send each supply out through its own outlet. Whichever style you choose, the new fitting has to suit what the old one leaves behind, so we check four things:

  • how many holes pierce the benchtop or basin, and how far apart they sit
  • whether the fitting mounts on the deck or comes off the wall
  • the supply connections underneath, measured against the old tap
  • an isolation valve on each line, so one tap shuts down alone

A wall tap feeds from pipework behind the tiles, so swapping between wall and deck mounting opens up the wall as well as the benchtop. We confirm all of that before recommending a model.

A drip that a washer would cure stays with our tap repairs page, and garden fittings belong on outdoor tap repairs. For the wider set of jobs, tap and toilet plumbing covers everything from washers to cisterns.

WaterMark and WELS on a New Tap

WaterMark certification is the national approval that tests a plumbing product against Australia's plumbing code. WELS, the Water Efficiency Labelling and Standards scheme, is the register that gives a tap its star rating and its water use figures. Both marks belong on the fitting before the law lets us install it.

Business Queensland sets a 3-star minimum for showerheads and tap fittings, and states that renovations sit outside the requirement. Buying online adds a checking step, because a listing has to show certain details:

  • the WaterMark trademark, licence number and product specification
  • the WELS registration number or its registered model name, with the stars and use figures
  • each database is searchable by model name, so check before you pay
  • the seller can supply anything the page leaves out

Who May Replace a Tap in Queensland

In Queensland a tap swap is licensed work, ours to do. The QBCC's unregulated list names one tap job only: replacing the jumper valve or washer inside the fitting, which anyone with the right knowledge and skill may do. Even that job has to satisfy the standards.

The paperwork then splits by job:

  1. Like for like

minor work. One of our licensed plumbers does the swap, and neither a permit nor a Form 4 is needed.

  2. Adding or shifting a tap

notifiable work in a standing building. We lodge Form 4 with the QBCC inside 10 business days of finishing, and the lodgement fee can flow through to the owner.

  3. Rentals

a tenant planning to attach a fixture or alter the structure first seeks written consent from the owner or manager, using Form 23. A reasonable request cannot be refused.

If that consent never happened, the owner or manager has options. They can call the change a breach and work through the dispute, keep it as an upgrade, or take the fitting out and bill the tenant for doing so.

Which Rental Taps Meet the Limit

Cold taps inside a rental, mixers included, are held to 9 litres a minute under the tenancy rules before an owner can pass the whole water bill to a tenant. The test covers the cold tap over a hand basin, kitchen sink or laundry trough. Bathtub, garden and appliance taps sit outside it.

For proof of efficiency, the Residential Tenancies Authority recommends keeping plumbing reports or compliance certification, receipts, packaging, and warranties or manuals for the taps and showerheads.

Like for Like or a New Tap Position

Five things set the final figure:

  • the tap type you choose
  • whether the isolation valves and supplies underneath can serve again
  • whether the holes in the bench or basin take the new fitting
  • how much room there is to work under the vanity
  • how many taps change in the one visit

Adding or moving a tap brings in the Form 4 lodgement fee, which the licensed contractor pays up front and can pass along to you. No dollar figure covers every case, so you see a fixed quote after we have looked over the job.

The housing here runs from mid-century cottages around Third Avenue to recent villas. Some of the older benches still hide original galvanised pipe, which slows the connections down. At the last census, 55.9 per cent of homes in Bongaree were owned outright, so plenty of these swaps are deliberate upgrades rather than patch-ups.

Tap and Fitting Questions Answered

Call (07) 3523 7121

Can I replace a tap myself in Bongaree?

No, not the whole fitting. Queensland treats a tap swap as licensed work, and the QBCC names one tap job anyone may do: changing the washer or the jumper valve inside it. Even that job still has to comply with the standards.

Can I buy my own tap and have a plumber fit it?

Yes, as long as the approvals are on the fitting itself. WaterMark certification and WELS registration both belong there before we may lawfully install a tap, so look for the trademark and the stars before you pay.

Can a tap be added or moved to a new spot?

Yes. A tap in a new position inside a standing building counts as notifiable work, so your plumber lodges a Form 4 with the QBCC within 10 business days of finishing. No council permit applies, though a combined drain or a dual supply can change that.

What is the tap flow limit for rentals?

Cold taps inside the home, plus single mixers, are capped at 9 litres per minute before an owner can charge the tenant for the full water bill. The test covers the hand basin, kitchen sink and laundry trough, and skips bathtub, garden and appliance taps.

Can a tenant replace a tap in a Bongaree rental?

No, the owner or manager arranges tap work, because it needs a licence. A tenant who plans to fit a fixture or change the structure first seeks written consent using Form 23, and a reasonable request cannot be refused.
